Market trend in the Sarasota/Charlotte County area as a whole, the number of sold homes has decreased in 2023.  The pricing of existing homes has plateaued, and we are in a cooling effect in 2023.  The number of days on the market to contract has increased depending on the neighborhood, 39 to 59 days. Homes for sale inventory increased to 3.5 months supply from 1.2 months Spring 2022.  Existing home prices have decreased average 12% since Spring 2022.  Average sales price is higher than last year though.  What? Decrease sales, more homes on the market... How can that MLS statistic be?  In 2021 and 2022 the builders were catching up to demand and many of their new home builds were not advertised in the MLS.  Today, the local builders now have more inventory to sell and are advertising their listings on the MLS.  New homes tend to sell for more money than existing homes, bringing up the number of average sales prices.
